Simple Staging on a Budget

If you have been anywhere near the real estate market as a buyer or seller, you have heard the word staging.  It can sound like a pretty daunting task.  You may even think that staging is only for the decorator extraordinaire.  However, we are here to tell you that anyone can stage their home.

Staging is just a fancy word for preparing your house for the market.  You can even stage on a tight budget.  We have a few simple steps that you can take to give your home the edge.

1.  CLEAN IT!  It doesn’t take decorating know how, just a little bit of elbow grease to make your house more appealing to potential buyers.  Dust baseboards, wash the windows–inside and out, clean ceiling fans, blinds and light fixtures too.  If your home is clean, buyers know it is has been well cared for.  Buyers look everywhere, so make sure every nook and cranny has been given the proper attention.

2.  DEPERSONALIZE!  Buyers want to see this home without you in it, including pictures.  Allow the home to be the center of attention, not your family.  Pack up most personal photos and family keepsakes.

3.  PACK IT UP!  Pack up as much as you can live without.  Showcase the space your home has available, not the stuff that is in it.  Store packed boxes and extra furniture away from living spaces, even offsite if possible.  When using the garage for storage, make sure you have room for at least one car.

4.  MANICURE YOUR OUTDOORS!  Your home should greet potential buyers with cut grass and clean walkways.  Buyers evaluate the outside just as much as the inside of a home.  Trim your bushes, rake your leaves and add color with flowers and decorative items.  Power wash the sidewalk, patio, deck, driveway and fence.  Place a fresh doormat and hang a wreath.  Make sure your front door is welcoming.  This is your home’s first impression–make it count.

5.  LIGHTEN UP!  Turn on your lights and open up your shades so your freshly cleaned home will shine.  Buyers want light and bright, not dark and dreary.   Use extra lamps in darker rooms and spaces.  You can even light up the oven and lights over the stove to show off those sparkling appliances.

Preparing your home for the market can take a lot of work, but you don’t need a big budget to make a big impact on the sale of your home.
